RE Terms and Conditions:

Bidders will be required to register and sign terms/conditions and send along with Sealed Bid Auction contract form. Sealed Bids will be opened on Thursday June 21st and High Bidder will be notified of the acceptance status. (Please note in the event of a tie or close bid the Board of Directors and Auction Company reserve the right to open verbal raising of bids between those parties). 

The successful high bidder upon completion of the Sealed Bid Auction, again upon acceptance and approval, will then complete and sign the Auction Purchase Agreement and present the earnest money deposit – Real Estate will be selling in its entirety including Commercial Main Building Complex, detached Garage/Steel Building and Land/Lot. A $25,000 Earnest Deposit will be required, if an accepted bid, in the form of a cashier check, certified or transferred funds, or a personal check payable to the Real Estate Auction Co. Out of area personal checks must be with the approval of the Auction Company personnel. Balance due upon closing in approx. 30-60 days on or before.

 

A 5% Buyer’s Premium applies which will be added to the final price to become the purchase price. Sale is non-contingent; failure to close will result in forfeiture of the earnest money. Buyer must secure their own necessary financing approval prior to the sealed bid auction.

Sale is subject to owner/lender confirmation. The property is Sold “As Is, Where Is” please inspect the property before bidding. Taxes will be pro-rated to the day of closing.

Guaranteed Marketable Property Title to perspective buyer.
